What an outgoing property condition report is for
The outgoing property condition report records how a rental property has been left at the end of a tenancy. It is the second half of a pair: the ingoing property condition report shows the starting point, and the outgoing report shows what has changed.
Together, the two reports give the landlord, property manager and tenant a factual basis for discussing the return of the bond.

Our inspector works through the property in the same order as the ingoing report, noting where the condition matches and where it doesn't. That includes visible damage, items that are missing or broken, and areas that need cleaning or maintenance.

Fair wear and tear versus damage
Tenants in WA are not responsible for fair wear and tear: the gradual deterioration that comes from normal use of a property over time. Faded curtains or light wear on carpet in walkways are typical examples. Damage caused by accident, neglect or misuse is different.

What our report does and doesn't do
An outgoing report documents condition. It does not decide bond deductions, and it doesn't resolve disputes between a landlord and tenant. Those decisions sit with the parties and, if they can't agree, with the official bond dispute process.

Do you need the ingoing property condition report?
Yes, please send it when you book. The outgoing inspection is most useful when it can be compared directly against the ingoing report.
Does your report decide how much bond is refunded?
No. Our report documents the property's condition. Decisions about bond deductions are made by the landlord or property manager and the tenant, and disputes are resolved through the official process. We don't guarantee any bond outcome.
Can the tenant attend the final inspection?
The tenant should be given a reasonable opportunity to attend. Let us know when booking if the tenant will be present so we can plan the timing.
How long do I have to give the tenant the outgoing report?
In WA, the final property condition report must be completed and given to the tenant within 14 days of the end of the tenancy. Our next-business-day delivery leaves you time to do this.
Do you assess whether something is fair wear and tear?
Our inspector records the condition of each item and notes what has changed since the ingoing report. Whether a change is fair wear and tear or damage is a judgement for the landlord, tenant and, if needed, the dispute process.
