Property Inspections for Private Landlords in Perth
The same independent, photo-backed property condition reports agencies rely on, available directly to landlords who manage their own rental property.
Managing your own rental property?
If you manage a rental without an agency, you're responsible for the paperwork an agency would normally handle, including the property condition reports at the start and end of each tenancy.
We can carry out those inspections for you. Our inspector documents the property and you receive a finished report, without having to attend every inspection or write up the notes yourself.

Inspections for self-managing landlords

Ingoing PCRs
A clear, dated record of your property's condition before your tenant moves in.
Outgoing PCRs
A final inspection compared against the ingoing report when the tenancy ends.
Routine inspections
A check on the property's condition during the tenancy, with visible maintenance concerns noted.
Why professional inspection documentation helps
A clear, independent report sets expectations with your tenant from the start, and gives you a solid record to refer back to if there's a disagreement about the condition the property was left in.
Room-by-room photo documentation
Every room, fixture and surface is photographed, so there's less room for ambiguity if a question comes up later.
Independent, insured inspectors
Every inspector is police-cleared and covered by public liability insurance.
Next-business-day delivery
Your report is in your inbox the next business day, leaving time to give it to your tenant.
The same standard agencies use
Private landlords get the same reports we prepare for property managers, without going through an agency.
Keeping good tenancy records
Your ingoing and outgoing reports are among the most important documents in a tenancy file. Along with the lease, bond paperwork and any notices, they show what was agreed and what condition the property was in at each stage.
For the timeframes that apply to landlords, see our guide to property condition report requirements in WA.

Frequently asked questions
Do I need a property condition report if I manage my own rental?
Yes. In WA, a property condition report is required for residential tenancies whether the property is managed by an agency or by the owner, and whether or not a bond is paid.
Will you give the report to my tenant?
We deliver the completed report to you. As the landlord, you are responsible for giving the tenant their copies within the required timeframe.
Do you manage the property or deal with my tenant for me?
No. We provide inspections and condition reports only. We don't provide property management, legal advice or represent you in tenancy matters.
How much does a landlord inspection cost?
It depends on the property and the type of inspection. Send us the details and we'll confirm pricing before booking. Our page on PCR costs explains what affects the price.
Can you inspect my property if I live outside Perth?
Yes, as long as the property is within our Perth metropolitan service area, from Yanchep to Rockingham. We'll confirm access arrangements when you book.
