Most of the cost of a PCR is inspector time: on site, and then preparing the report. Anything that adds rooms, items or travel adds to that time.

Larger homes have more rooms, surfaces and fixtures to inspect, photograph and write up.

Bedrooms, bathrooms and wet areas each add their own set of items to record.

Property type
